Skills:

  • Real Estate Accounting: Understanding of property accounting, including rental income, property management fees, and depreciation of real estate assets.
  • Financial Analysis: Ability to analyze market trends, property performance, and financial ratios.
  • Tax Knowledge: Familiarity with real estate tax laws, including tax deductions, capital gains, property taxes.
  • Budgeting & Forecasting: Expertise in creating and managing budgets for real estate projects, property portfolios, and operating expenses.
  • Cash Flow Management: Managing cash flow for property operations, including rent collections, maintenance costs, and financing for property purchases or developments.
  • Regulatory Compliance: Knowledge of real estate-specific regulations, including zoning laws, environmental regulations, and landlord-tenant laws.
  • Financial Reporting: Experience preparing detailed financial statements such as balance sheets, income statements, and property-specific financial reports.
  • Real Estate Investment Analysis: Proficiency in evaluating investment opportunities and performing due diligence for acquisitions, including financial modeling and market assessments.

Area of Expertise:

  • Property Valuation: Expertise in determining the value of properties for investment, sale, or financing purposes.
  • Project Financing: Knowledge in structuring financing for property acquisitions, developments, or refinancing, including working with lenders and investors.
  • Leasing & Rent Roll Management: Understanding lease agreements, rent rolls, and tenant management for accurate revenue recognition.
  • Real Estate Development Accounting: Specialized knowledge in managing the accounting for development projects, including construction costs, project timelines, and financing.
  • Portfolio Management: Ability to manage a portfolio of properties, ensuring profitability, cost efficiency, and capital growth.
  • Real Estate Transactions: Expertise in accounting for buying, selling, and leasing real estate, including understanding escrow, closing costs, and transfer taxes.


Responsibilities & Context:
  • Managing Financial Records: Maintaining accurate and up-to-date records of all financial transactions related to property sales, purchases, leases, and operating expenses. ERP systems facilitate this by providing a centralized database.

  • Preparing Financial Statements: Generating essential financial reports such as balance sheets, income statements, and cash flow statements for individual properties or the entire real estate portfolio. ERP software automates the compilation of these statements.

  • Budgeting and Forecasting: Assisting in the creation of annual budgets and financial forecasts for properties, tracking performance against these budgets within the ERP system, and providing variance analysis.

  • Managing Accounts Payable and Receivable: Processing invoices, making payments to vendors, managing tenant payments, and following up on delinquent accounts, all within the ERP`s financial modules.

  • Bank Reconciliation: Regularly reconciling bank statements with the general ledger in the ERP system to ensure accuracy of cash balances.

  • General Ledger Maintenance: Ensuring the integrity of the general ledger by posting journal entries, reviewing account balances, and making necessary adjustments within the ERP.

  • Tax Compliance: Ensuring compliance with local, state, and federal tax regulations, preparing tax returns, and assisting with tax audits. ERP systems can help in organizing tax-related data and generating reports for tax preparation.

  • Audit Preparation: Preparing audit work papers and supporting documentation for internal and external audits, and collaborating with auditors by providing necessary information from the ERP system.

  • Ensuring Regulatory Compliance: Staying updated with changes in accounting standards and real estate regulations and ensuring that all financial operations comply with these requirements, often facilitated by the ERP`s compliance features.
