Responsibilities & Context:
Property Management
To oversee the day to day operations of all properties, ensuring they are well-maintained and meet the tenants needs.
Co-ordinate maintenance and repairs by liaising with our maintenance team.
Liaising with agents who let properties on our behalf and dealing with any queries they have on behalf of the tenants.
Ad hoc duties which may occur.
Regulatory Compliance.
Staying up to date with landlord-tenant laws, eviction procedures and local housing regulations.
Ensure all operations comply with local laws regarding property management, including housing regulations and safety standards.
Ensure that the Rent Smart Wales system is kept updated and that your training is kept up to date.
Ensure that the fire alarm system within the building is tested regularly and that the fire system complies with relevant legislation.
Ensure that Health and Safety procedures are followed.
Tenant Relations
Build and maintain positive relationships with tenants and agents,
Negotiate lease agreements and manage the leasing process on flats managed by S&B.
Screening potential tenants and conducting background checks.
·Being the first port of call with tenants if they need any maintenance carried out, and ensuring that the maintenance team carry out any issues in a timely manner.
Ensure that tenants don’t cause a nuisance to other people or damage to the property.
Financial Management
· Every morning view the bank balance and update the cashflow.
· Advise the Managing Director of any payments that are scheduled to go out of the bank enabling him to ensure that there are sufficient funds to cover the transactions.
· Keeping the rental schedule up to date with all rental payments received.
· Ensure that rent payments are made in a timely manner and to chase if any are overdue.
· To handle operating expenses and to pay invoices in a timely manner.
· Ensure compliance with financial regulations.
· Ensure that the landlords supply for electricity is paid.
