Responsibilities & Context:

Job Purpose:

To manage and oversee all matters related to the company’s land and estate assets, including acquisition, documentation, legal compliance, asset protection, mutation, and liaison with government agencies. This role ensures smooth and legally compliant estate operations across all entities within the group.

Key Responsibilities:

Land Acquisition and Documentation:

  • Identify suitable land based on company needs and coordinate acquisition process.

  • Conduct due diligence, title verification, and risk analysis before land purchase.

  • Ensure all legal documents related to land are collected, verified, and stored.

  • Work with legal team to draft sale agreements, lease deeds, MoUs and other relevant documents.

Mutation and Registration:

  • Manage the process of land mutation, registration and updating of records with local government authorities.

  • Follow up on land demarcation, boundary verification and survey with government officials.

Asset Protection & Monitoring:

  • Develop a system to regularly monitor all land and estate properties.

  • Handle encroachment issues, land disputes and coordinate legal actions if necessary.

  • Maintain asset inventory and records (hardcopy & digital) of all land holdings.

Compliance and Liaison:

  • Ensure all regulatory and statutory compliances (e.g., land tax, khatian, porcha, mutation).

  • Liaise with government authorities, land offices, registry offices, and local administration for smooth operations.

  • Represent company in land-related negotiations and hearings.

Estate Development and Support:

  • Support in estate development plans including fencing, boundary wall construction or infrastructure installation.

  • Work closely with Project, Engineering and Legal teams during site development/ acquisition.
