Job Context:
∎ Experienced in Land Procurement for joint venture in real estate industry.
∎ Adequate knowledge in Land & Legal Documents
Job Responsibilities:
∎ Negotiating with prospective / existing landowners.
∎ Arranging meetings for prospective/existing landowners with the respective team.
∎ Visiting physically land location.
∎ Preparing feasibility analysis of land proposal in consultation with the Management.
∎ Negotiating with Land owners and preparation of proposals.
∎ Preparing revised proposals and present to Land owners.
∎ Preparing Draft Agreement & Power of Attorney for approval by Management.
∎ Preparing Draft Agreement & Power of Attorney for forwarding to Land owners.
∎ Fixing date and making prior arrangement for signing of agreement & POA.
∎ Receiving / checking land related documents from Landowners.
∎ Extending supports to Logistic Department for searching land, POA commissioning etc & others related issues.
∎ Extending supports to Engineering Dept regarding Land possession handing over by the Land owners.
∎ Extending supports to Logistic Dept regarding Titas, WASA, DESA, Electricity connection etc to provide land related documents.
∎ Extending supports to Engg. Dept in regard to actual land measurement & soil test.
∎ Providing land-related documents like land dimension, land address etc. to Engineering Dept for preparing conceptual design.
∎ Receiving certified copy of Power of attorney registration of land owners and approved plan from Logistic dept.
∎ Preparing land owner's handing over of possession letters.
∎ Communicating with Law Consultant regarding various issues related to land disputes.
∎ Presentation of report on regular basis and meeting with the management about whole land related status.
∎ Preparing land wanted advertisement in consultation with the Head of Sale.
∎ Sending letters, cards, complimentary brochure and small gift items to the prospective land owners/ exiting landowners.
∎ Maintaining all land owner's agreement, file, payment receipt etc. in proper way.
∎ Monitoring / supervision of Land and Logistics Department.
∎ Reconciliation of land owners' payment with Accounts Dept. from time to time.
∎ Apartment allocation for land owners' portion and to ensure confirmation before in consultation with the Head of Sale.
Additional Requirements:
∎ Age at least 40 years
∎ Both males and females are allowed to apply
∎ More hunger to achieve business goal.
