Experience:
Implement and oversee a rigorous Preventative Maintenance schedule specifically designed for older roofs, foundations, plumbing, and masonry to prevent deterioration.
Monitor the integrity of older building materials (e.g., brickwork, plaster, older wood framing). Coordinate specialized repairs that respect the building's original architecture where necessary.
Regularly inspect basements, crawlspaces, and roofs. Older buildings are highly susceptible to leaks, mold, and wood rot; keeping the property watertight is a top priority.
Plan and oversee the gradual modernization of outdated systems (e.g., transitioning to energy-efficient lighting, updating insulation) without compromising the building's structural integrity.
Oversee the maintenance of what are often complex, patched, or legacy systems (e.g., boiler systems, cast-iron plumbing, older electrical panels).
Source and manage specialized contractors who have experience working on older infrastructure (e.g., heritage plumbers, specialized masons).
Monitor older, often less-efficient utility setups for spikes in consumption, which usually indicate underground leaks or equipment failure.
Lead, train, and schedule a team of in-house maintenance technicians and custodians.
Assign and track daily repair requests from tenants or staff, prioritizing urgent structural or safety issues.
Maintain an inventory of tools, equipment, and spare parts—especially hard-to-find parts required for older machinery or fixtures.
Identify and safely manage risks common to older properties, such as lead paint, asbestos, or outdated wiring (e.g., knob-and-tube), adhering strictly to environmental regulations.
Assist in creating the annual facilities budget. Accurately forecast capital expenditures for major inevitable replacements.
