Responsibilities & Context:
∎ 1. Property Management: l Oversee the overall operation and maintenance of the apartment complex.l Coordinate with property management to ensure compliance with all company policies,procedures,and regulations.
∎ 2. Maintenance and Repairs: l Schedule, coordinate,and supervise maintenance and repair work for the property,including common areas, landscaping, and individual units.l Conduct regular inspections of the property to identify maintenance needs and safety issues.l Maintain relationships with contractors and service providers for maintenance work and ensure they deliver quality service.
∎ 3. Safety and Security: l Ensure that the property complies with all local,state, and federal safety regulationsl Monitor the security systems and coordinate with local law enforcement as needed.l Develop and implement safety protocols and emergency response plans.
∎ 4. Budget and Financial Management: l Assist in the preparation and management of the property’s budget.l Monitor expenses to ensure they are within budget and identify areas for cost-savingl Collect rent,fees,and deposits and handle delinquent accounts in accordance with company policies.
∎ 5. Staff Supervision: l Hire ,train, and supervise on-site staff,including maintenance personnel,security,and cleaning staff.l Develop work schedules,delegate tasks, and monitor staff performance
∎ 6. Administrative Duties: l Maintain accurate records of property operations,including maintenance logs,tenant files, and financial records.l Prepare and submit required reports to property management or owners.l Ensure compliance with all lease agreements and company policies.
∎ 7. Community Building: l Foster a positive living environment by organizing community events and activities for residents.l Address and resolve conflicts among residents to maintain a harmonious community atmosphere.
∎ 8. Emergency Response: l Be on-call for emergencies,including responding to after-hours issues such as plumbing leaks,power outages,or security concerns.l Coordinate with emergency services when necessary and provide support to residents during emergencies.
