Responsibilities & Context:
1. Site Sourcing & Evaluation
Identify, visit, and assess potential retail locations across Bangladesh based on demographic, commercial, and competitive parameters.
Conduct market research and location feasibility analysis to determine commercial viability.
2. Lease Negotiation & Finalization
Engage with property owners, agents, and developers to negotiate favorable lease terms.
Coordinate with the legal team to review and finalize lease agreements, ensuring compliance with company standards and regulatory requirements.
3. Due Diligence & Documentation
Ensure all legal and regulatory due diligence is completed prior to site finalization.
Verify ownership documents, utility availability, and local authority clearances.
4. Strategic Market Mapping
Continuously map emerging commercial zones and high-footfall areas for future expansion.
Monitor competitor activity and local market trends to guide site prioritization.
5. Cross-functional Coordination
Liaise with internal teams (Projects, Legal, Finance, Operations) to ensure smooth handover and development of acquired sites.
Provide support in pre-opening readiness including utilities, licenses, and compliance.
6. Reporting & MIS
Maintain a comprehensive database of site acquisition activities.
Prepare and submit weekly/monthly progress reports to management.
