∎ Master of Business Administration (MBA) in Marketing
Experience Requirements:
∎ At least 10 year(s)
Job Responsibilities:
∎ Obtain land in the prime locations in Dhaka.
∎ Deal with the landowner to purchase/sale land, visit landowner place and prepare detail of joint venture proposal.
∎ Lead the sales team to collect land related information from the land media, collect the land document and check them through Legal department.
∎ Identify potential market/ clients along with new purchase/sale opportunity.
∎ Manage the team to accomplish the property acquisition target according to the business plan.
∎ Supervise to conduct market survey, cost preparation and prepare report.
∎ Prepare proposal and feasibility report for procuring new land.
∎ Maintain & develop relationships with the law enforcement agencies. Liaison with various government & non-government organizations such as AC land office, tahshil office, sub- register office, Rajuk, rehab, etc.
∎ Negotiate with the landowner and potential buyer. Oversee the agreement and power of attorney drafting.
∎ Supervise the team to dealing with land measurement, negotiation, purchase, mortgage, registration, deed & agreement preparation, bayna, etc.
∎ Provide different reports and information to the Management in connection with the activities of the land purchase and sales.
∎ Assist to the Management to find new scopes or ventures in regard to land or property.
∎ Maintain departmental coordination up to the project handover.
Additional Requirements:
∎ Age at most 40 years
∎ Adequate knowledge on RAJUK (DMDP) approval matters, especially calculation of land properties, registration rules, Floor Area Ratio (FAR), Deed of Agreement, Power of Attorney and other legal issues etc.
∎ Good knowledge about registration, deed, CS/SA/ RS/ BS porcha & khatian, map, mouja and other related documents.
