Experience:
10–12 years of experience in Sales/Account Management, with at least 4 years in a leadership role within Real Estate, Banking (Wealth Management), or High-ticket Insurance.
Networking:
A strong existing network of high-net-worth individuals (HNWIs) or corporate entities is a significant advantage.
Other Skills:
Exceptional negotiation and closing skills.
Strong understanding of real estate laws and documentation in Bangladesh.
Data-driven mindset with proficiency in CRM software and Excel.
Role Objective
The Category Head of Sales is responsible for the overall P&L, strategic direction, and growth of a specific property segment (e.g., Secondary Sales, Luxury Rentals, or Commercial Portfolios). You will lead a high-performing team of Relationship Managers to hit aggressive revenue targets while ensuring bti’s gold standard of customer service and legal transparency.
Key Responsibilities
1. Strategic Leadership & Revenue Growth
Develop and execute annual sales plans and budgets for the assigned category.
Analyze market trends, competitor pricing, and inventory gaps to position bti Brokerage as the market leader.
Drive the "Sourcing to Closing" pipeline, ensuring a healthy velocity of listings and sales.
2. Team Management & Coaching
Lead, mentor, and monitor the performance of Sales Managers and Associates.
Conduct regular "Sales Drills" to improve negotiation skills, property pitching, and objection handling.
Set KPIs and conduct periodic performance reviews to ensure a culture of accountability.
3. Portfolio & Relationship Management
Oversee the acquisition of high-value listings and maintain relationships with key landlords, developers, and corporate clients.
Ensure all property listings within the category are accurately vetted, priced, and marketed.
Collaborate with the Marketing team to design targeted lead-generation campaigns.
4. Operational Excellence
Ensure 100% compliance with legal documentation and bti’s internal standard operating procedures (SOPs).
Utilize CRM tools to track lead conversion rates and optimize the sales funnel.
Facilitate seamless coordination between the legal, registration, and finance departments for smooth handovers.
