Job Context:
∎ The Contract Manager is responsible for directing, organizing, and controlling project contract management activities under the umbrella of Project Management team
∎ Key role is to-Act as the point of contact and communicate project status adequately to all participants.
Job Responsibilities:
∎ Create cost estimates, studies, analyses, and evaluations, at all levels of project development, as part of the internal team.
∎ Work as M.E.P. Subject Matter Expert and work with the Estimating Team to deliver quality Cost Estimating Products.
∎ Assure that a quality product is presented to the client through adherence to the company’s QA/QC procedures.
∎ Prequalification of contractors based on their financials, technical expertise & capabilities, references, and feedback from previous projects and clients.
∎ Preparation of conditions of contract with detailed obligations and performance requirements, review of consultants BOQs.
∎ Compile tender documents and issue to prequalified contractors, organize prebid meetings, and receive bids.
∎ Analysis of technical submissions for technical compliance with tender documents and suitability of proposed execution plan.
∎ Analysis of commercial bids and contractual deviations.
∎ Preparation of tender report for Client with detailed technical and commercial analysis, and recommendation for further negotiation and award.
∎ Lead Tender Adjudication Meetings with Client and assistance to Client for final commercial negotiations.
∎ Preparation of CS, WO/LOA and contract documentation.
∎ Monitor contractor’s contractual and statutory compliance (insurance, bank guarantees, labor social contributions, etc.)
∎ Reconcile of construction and shop drawing quantities with Bill of Quantities and analysis of variations.
∎ Evaluate technical compliance of works billed by contractor and recommend appropriate deductions on account of time, quality, and safety.
∎ Prepare recommendations for interim payments to contractors and suppliers based on work executed, variations, day work, materials delivered, etc.
∎ Monitor Client payments schedule.
∎ Cost analysis of contractor’s claims to support negotiation of change orders.
∎ Prepare monthly cost and cash flow reports.
∎ Prepare and negotiate settlement of final account with contractors.
∎ Prepare final cost report to client.
∎ Preparing project cash flow report monthly basis.
Additional Requirements:
∎ Age 30 to 45 years
∎ Both males and females are allowed to apply
∎ Strong Project Management skills, with the ability to work to strict deadlines
∎ A strong communicator, with the ability to communicate to people at all levels
∎ Excellent organizational and leadership skills
∎ Experience liaising with architects, Interior Designer and other consultants and project managers to ensure delivered drawings are on spec.
∎ Mandatory experience with MS Project and AUTO-CAD is high proficiency.
∎ Familiarity with the Hotel construction industry / facades is highly desirable.
