Job Context:
∎ The company is one of the earliest member of REHAB in Bangladesh for quality in service, design and construction of buildings. Over the years, we have expanded our operations from Dhaka to Chattogram. The private limited company operates in the field of property development & construction sector, having built commercial, residential projects & developing projects for the Bangladesh government. The group also operates one of the largest fleet of vessels within the country & consist of companies that may provide end to end logistical support. The company is also part of a group of companies which also manufactures & trades building materials such as stone, cement, steel, & plastic products. The founder and Managing Director of the company is a 3rd Parliamentary Member of the Republic of Bangladesh government.
∎ We are looking for an experienced and innovative Project Manager (PM) who is responsible for developing and implementing real estate projects and ensure the maintenance of projects and recommending and selecting sites, securing project funds, managing the construction phase, and reporting to the higher authority.
∎ As a PM he will manage business expectations prior to project approval to ensure alignment with key strategies. He is required to forecast all financial aspects of each project & Prepare/update project status reports.
∎ He will need a strong operational background in a corporate setup and be well versed in managing the company at an executive level. He will manage day-to-day operations of the company, handle all aspects of Board relationships, legal matters, and general issues, thus having a direct effect on the financial and operational bottom line of the company. His industry, corporate and market knowledge will come from a successful career in the Real Estate & Construction Sector.
∎ He will need to be highly articulate, confident and a persuasive team-builder who is able to motivate and communicate across levels to achieve best outcomes both internally and externally. He will directly supervise the efforts and activities of all senior and middle level managers and ensure that they comply with all the manuals of the company and legal procedures

Job Responsibilities:
∎ Managing project which includes site supervision, planning, coordinating, evaluating, controlling, finishing & Handover the project.
∎ Supervise all Project Engineers, Junior Engineers, Store Keepers & Projects others Staff.
∎ Coordinating with Engineering, Design & Development, Cost & Estimate, Customer Service, Marketing, Finance & Accounts, and Land & Legal Departments.
∎ Supervision of all Projects construction work, ensuring quality and specification.
∎ Maintain site observation and monitoring books.
∎ Coordination between Management & Projects.
∎ Coordination with Design Section for effective implementation projects.
∎ Checking Architectural, Structural, Sanitary & Plumbing working drawing, problem marking & solving process maintain.
∎ Preparation & Implementation of project schedule as per targets set by Management.
∎ Budgeting & Estimating, their proper application to projects & control at site.
∎ Estimating & Costing of the require materials.
∎ Checking Materials Purchase Requisition.
∎ Approved Materials Receiving Report.
∎ Material management of Construction projects.
∎ Cost control & optimum use of material projects.
∎ Quality controlling of Construction work.
∎ Prepare & submit Report projects status, progress report & prepare Interim/Revised project schedule to Management.
∎ Creating and maintaining comprehensive project documentation, plans and reports.
∎ Assisting in Contractors & Suppliers management.
∎ Check contractors activities work progress, quality of work and evaluate their performance.
∎ Checking all Contractors Comparative Statement & Work Order.
∎ Checking all Contractors bills.
∎ Engineering related Customer Services for all Projects.
∎ Maintaining good relation with clients.
∎ Any other task assigned by the management.

Additional Requirements:
∎ Age 30 to 50 years
∎ Both males and females are allowed to apply
∎ Familiarity with various regulations and building codes.
∎ Ability to manage and control adverse situations with sophisticated landlords.
∎ Experience with computerized building management systems, preventative maintenance and work order systems.
∎ Experience with the opening, staffing and commissioning of newly acquired buildings.
∎ Experience with the operating and maintenance of older buildings and systems.
∎ Project management experience related to the upgrading and/or replacement of major building systems and construction improvements.
∎ Proficiency with Microsoft Word, Excel, Outlook and PowerPoint is required.
∎ Ability to present complex data in order to facilitate analysis and decision-making.
∎ Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
∎ Must be team oriented and a problem solver.
∎ Strong verbal and written communication skills.
∎ Will be required to perform off site duties through the use of a company vehicle.

Salary:
∎ Tk. 50000 - 70000 (Monthly)
∎ Depending on length of experience, field of expertise, industry exposure, market value of skill sets acquired, company may offer higher compensation package than indicated above to acquire candidate`s services for full-time employment.
