Job Responsibilities:
∎ Ensure daily operation and maintenance of all Mechanical and HVAC works for assigned commercial and residential buildings, meeting triple constraints (time, cost, and quality).
∎ Identify malfunctions in brakes, motors, switches, and signal and control systems, using test equipment.
∎ Operate elevators to determine power demands, and test power consumption to detect overload factors.
∎ Responsible for effective planning and implementation of preventive and periodic maintenance schedules for all electro-mechanical equipment.
∎ Ensure smooth coordination among all stakeholders to execute maintenance work plans.
∎ Disassemble defective units, and repair or replace parts such as locks, gears, cables, and electric wiring.
∎ Adjust safety controls, counterweights, door mechanisms, and components such as valves, ratchets, seals, and brake linings.
∎ Perform inspection, maintenance, repairs, and installation of air conditioning systems, including building control and pneumatic systems, cooling systems, etc
∎ Carry out maintenance checks on heating, ventilation, and air conditioning systems; clean evaporator drain pans, coils, and filters; lubricate fan and motor bearings; repair and change motors, electrical wiring, belts, compressors, thermostats, fans, floating elements, and defrost timers
∎ Manage airflow controls of AC to occupants’ preference by adjusting dampers, splitter, diffusers, and fans speeds; take away, clean, and change filters and strainer; remake, repair, and paint metal and wood cooling fans and towers; add the right amount of chemicals to water towers to prevent corrosion and rust.
∎ Order for replacement of equipment parts as required, perform repairs as ordered, and keep a record of servicing on equipment.
∎ Lead lift and AC installation and servicing team.
∎ Responsible for preparing and updating all mechanical spare parts for AC and Lift from time to time.
∎ Collect, verify and monitor servicing bills from field level staff.
∎ Monitor manpower utilization and engage with team members.
∎ Conduct preventative maintenance work, conduct follow-ups on all maintenance and repair work & safety inspections as scheduled.
∎ Monitor daily maintenance schedules and logbooks that detail all repairs and checks performed and record operational data.
∎ Follow all compliance for the factory as per high standard EHS regulations and practices on site.

∎ Having advanced level knowledge about all kinds of Lift and AC.
∎ Analytical skills and leadership capability.
∎ Ability to manage and collaborate with a team.
