Job Context:
∎ Nawar Properties Limited (NPL) is one of the promising Real Estate companies with the vision of developing the present real estate sector in Bangladesh looking for a GM(Operation) to add value and improve our operations by bringing a systematic and disciplined approach to the effectiveness of construction, risk management, control & governance process. The successful candidate will possess a thorough knowledge of architecture and construction.
∎ Nawar Properties Ltd. is a reputed Real Estate Developer Company located in Baridhara DOHS,Dhaka is looking for dynamic, honest, experienced & potential candidates for the position of GM(Operation).
Job Responsibilities:
∎ Must be technically sound & have high managerial skill to operate more than 20 numbers of apartment & commercial building at both the structural and finishing level.
∎ Must be capable in proper planning and preparation of Master work program based on CPM.
∎ Monitoring and guiding of project in-charge for proper implementation of project works and performing regular projects visit to ensure excellent quality of product, on time handover within limited budget and to make solution of the pending decisions.
∎ Must be capable in determining suitability/appraisal of project employees as and when required and providing regular training to Project personnel and Workers to develop their skills.
∎ Preparation of comparative statement of different jobs which is related to project works based on quality and competitive price.
∎ Attending accounts, design, CSD, Procurement and other inter departmental coordination meeting to eliminate bottleneck and to improve systems.
∎ Monitoring of safety measures at site, Project merchandising & branding, own work force Productivity (Profit/loss) and materials inventory control at every month.
∎ Ability to handle Local Problems at construction projects.
∎ Must be positive, proactive and hardworking in nature.
∎ Adequate knowledge on RAJUK (DMDP) approval matters, especially calculation of land properties, registration rules, Floor Area Ratio (FAR), Deed of Agreement, Power of Attorney and other legal issues etc.
∎ Acquainted with land in all prime locations in Dhaka and adjacent areas and other major cities in Bangladesh.
∎ Possessing a strong understanding of the company's products, the competition in the industry and positioning.
∎ Proper understanding on Land Development for Joint Venture.
∎ Capable of prompt and careful handling with the Land owners.
∎ Manage, design, develop, create and maintain small-scale through to large-scale construction projects in a safe, timely and sustainable manner.
∎ Study & review the working drawing and evaluate the material for procurement in the form of requisition.
∎ Estimate materials as per requisition in accordance with project budget as well as guideline and policies of the company.
∎ Conduct on site investigations and analyze data (maps, reports, tests, drawings and other)
∎ Carry out technical and feasibility studies and draw up blueprints that satisfy technical specifications.
∎ Sound Knowledge about Bangladesh National Building Code (BNBC).
∎ Comply with guidelines and regulations including permits, safety etc. and deliver technical files and other technical documentation as required.
∎ Provide advice and resolve creatively any emerging problems/deficiencies.
∎ Complete of all the documentation required for the project.
∎ Daily, Weekly, Monthly progress report with photo as per company policy.
∎ He will report to the honorable Managing Director directly.
∎ Responsible to perform any others job as assigned by the Management from time to time.
