Job Responsibilities:
∎ Planning, supervising, and coordinating the construction of a multi-disciplinary commercial project while ensuring that the finished product meets high standards of engineering and workmanship.
∎ Ensure that all project activities are completed safely, efficiently, and within the specified budget.
∎ Responsible for supervising project personnel and implementing quality assurance policy at the construction site.
∎ Lead the project implementation team in accordance with the work breakdown structure (WBS).
∎ Strive to implement the construction in the most cost-effective and efficient manner possible.
∎ Chair planned site meetings contractors who all should be fully informed about the project's scope of work, construction quality, design drawings, material specifications, and delivery timelines.
∎ Determine work method based on project workload, contract terms and conditions, and professional engineering standards.
∎ Collaborate with the finance and Plans & Coordination department to create a detailed work budget.
∎ Review quantity surveying and rate analysis, environmental studies for the project, initial drawings, scope of work, specifications and other project details.
∎ Liaise with Plans & Coordination department for developing budgets/estimates.
∎ Liaise with structural consultants and ensure cost effective structural design.
∎ Define roles of project team members ensure accountability of each resource.
∎ Strictly manage Quality control outcomes as per requirement.
∎ Periodical analysis of planned activities vs actual activities.
∎ Plan and organize handover from construction team to Customer Services Department.
∎ Evaluate Resources, do-need-gap analysis and liaise on human resource management issues.
∎ Assist in recruitment and allocation of personnel for the project operations as approved by management.
∎ Assist human resources department in conducting performance management.
∎ Evaluate training needs of the existing team members and arrange appropriate training periodically.
∎ Arrange training and development programming in conjunction with the human resources department to meet company's business objectives.
∎ Ensure accountability of all subcontractors' activities.
∎ Set and enforce standards of performance of subcontractors regarding safety, quality and work progress.
∎ Check and recommend contractors/subcontractors monthly valuations.
∎ Develop subcontractors for better work standard.
∎ Foster long-term relationships with key Subcontractors.
∎ Establish and strengthen relationship with the stakeholders before project commences.
∎ Anticipate potential issues and suggest ways to improve.
∎ Coordinate with customer services department for modification of sold space.
