Job Responsibilities:
∎ Operational Management:
∎ Develop and implement operational strategies, policies, and procedures to ensure the efficient management of the residential area.
∎ Oversee the management of facilities, utilities, security, maintenance, and other essential services within the residential area.
∎ Coordinate with internal departments and external service providers to ensure seamless operations and timely resolution of issues.
∎ Monitor key performance indicators (KPIs) and implement corrective actions to optimize operational efficiency of the processes and office employees.
∎ Financial Management:
∎ Prepare and manage the annual budget for the residential area, ensuring proper allocation of resources to support operations and planned projects.
∎ Monitor financial performance, analyze variances, and take appropriate actions to control costs and maximize revenue.
∎ Implement effective financial controls, risk management practices, and reporting mechanisms.
∎ Stakeholder Engagement:
∎ Foster positive relationships with property owners, residents, and relevant community groups to understand their needs and address any concerns.
∎ Act as a primary point of contact for residents and handle inquiries, feedback, and complaints, providing timely and satisfactory resolutions.
∎ Collaborate with local authorities, regulatory agencies, and other external stakeholders to ensure compliance with applicable laws, regulations, and standards.
∎ Project Management:
∎ Lead and manage strategic initiatives and projects aimed at improving the residential area's infrastructure, services, and amenities.
∎ Coordinate with architects, contractors, and vendors to ensure successful project planning, execution, and completion.
∎ Conduct feasibility studies, cost-benefit analyses, and risk assessments for proposed projects.
∎ Team Leadership:
∎ Recruit, develop, and manage a competent team of professionals to support the operations and objectives of the residential area.
∎ Provide leadership, guidance, and mentorship to the team, fostering a culture of excellence, collaboration, and continuous improvement.
∎ Conduct performance evaluations, identify training needs, and facilitate professional development opportunities for staff.
Additional Requirements:
∎ Age 35 to 55 years
∎ Proven experience in a senior management role, preferably in property management, real estate development, or a similar industry.
∎ Strong knowledge of residential property operations, including facilities management, maintenance, security, and customer service.
∎ Solid financial acumen, with experience in budgeting, financial analysis, and cost control.
∎ Excellent communication and interpersonal skills, with the ability to engage effectively with diverse stakeholders.
∎ Strong leadership abilities, with the capacity to motivate and manage a team to achieve organizational goals.
∎ Project management expertise, including planning, execution, and evaluation.
∎ Familiarity with relevant laws, regulations, and best practices in residential property management.
