Responsibilities & Context:

  1. Architectural Leadership & Strategy

    • Provide strategic architectural leadership across all residential, commercial, mixed-use, and large-scale real estate development projects.

    • Establish architectural vision, design standards, planning principles, and project-specific design strategies aligned with the company’s business objectives.

    • Lead the architectural department and provide professional direction to architects, senior architects, junior architects, interior designers, draftsmen, BIM professionals, and other technical personnel.

    • Ensure that all architectural solutions reflect functionality, aesthetics, sustainability, constructability, commercial viability, and long-term asset value.

    • Act as the senior architectural authority for design-related decisions and provide professional recommendations to senior management and the Board when required.

  2. Concept Development & Design Direction

    • Lead the development of architectural concepts from initial feasibility and master planning through detailed design and construction documentation.

    • Develop innovative design concepts that respond to project objectives, site characteristics, market requirements, customer expectations, and applicable regulations.

    • Review and approve conceptual plans, massing studies, site layouts, floor plans, elevations, sections, façade concepts, landscape integration, and overall architectural character.

    • Ensure that design concepts balance aesthetic excellence with functionality, construction feasibility, project budget, and development timelines.

    • Explore contemporary architectural approaches, materials, technologies, and planning solutions appropriate for each project.

  3. Master Planning & Site Planning

    • Lead master planning activities for large-scale residential, commercial, mixed-use, and land development projects.

    • Analyze site conditions, access, circulation, zoning, setbacks, utilities, topography, surrounding development, environmental considerations, and future expansion opportunities.

    • Establish appropriate relationships between buildings, roads, open spaces, landscaping, parking, recreational facilities, community amenities, and service areas.

    • Ensure efficient land utilization while maintaining appropriate standards of safety, accessibility, functionality, and environmental quality.

    • Coordinate with planning and engineering teams to develop integrated site development strategies.

  4. Architectural Design Management

    • Direct the preparation and development of architectural drawings, specifications, schedules, design reports, presentations, and technical documentation.

    • Review architectural drawings at all stages to ensure accuracy, coordination, design quality, and compliance with approved concepts.

    • Establish drawing standards, documentation procedures, design review protocols, and quality-control processes.

    • Ensure that design information is issued accurately and within agreed project timelines.

    • Identify design conflicts, omissions, inconsistencies, and potential construction issues before project execution.

  5. Project Coordination

    • Coordinate architectural activities with structural, civil, MEP, electrical, plumbing, fire protection, landscape, interior design, façade, and other specialist disciplines.

    • Lead multidisciplinary design coordination meetings and resolve technical and architectural conflicts.

    • Work closely with project managers, construction teams, quantity surveyors, procurement teams, consultants, contractors, and suppliers.

    • Ensure that architectural decisions are properly communicated to all relevant stakeholders.

    • Monitor interdisciplinary coordination throughout the design and construction phases.

  6. Regulatory Compliance & Approvals

    • Ensure all architectural designs comply with applicable building codes, planning regulations, development guidelines, fire safety requirements, environmental standards, accessibility requirements, and other statutory provisions.

    • Coordinate with relevant government authorities, regulatory bodies, utility agencies, and approval organizations as required.

    • Review submission drawings and documentation prepared for statutory approvals.

    • Provide professional guidance on approval strategies and regulatory requirements.

    • Monitor changes in applicable codes, standards, and regulations and incorporate relevant requirements into project designs.

  7. Design Quality Assurance

    • Establish and maintain high architectural quality standards across the company’s projects.

    • Conduct formal design reviews, technical audits, and quality assessments at key project stages.

    • Verify design intent, material quality, detailing, dimensions, specifications, and construction feasibility.

    • Identify design risks and recommend corrective actions.

    • Ensure that architectural quality is maintained from concept development through construction and final handover.

  8. Construction & Site Support

    • Provide architectural guidance during construction and assist project teams in resolving design-related site issues.

    • Review architectural shop drawings, material samples, mock-ups, prototypes, and technical submissions.

    • Conduct periodic site visits to monitor compliance with approved architectural drawings and specifications.

    • Review requests for information, site instructions, design changes, and proposed alternatives.

    • Evaluate construction deviations and provide professional recommendations for corrective measures.

    • Ensure that approved design intent is maintained throughout the construction process.

  9. Value Engineering

    • Lead architectural value-engineering initiatives to optimize project cost without compromising essential functionality, safety, quality, or design intent.

    • Evaluate alternative materials, construction systems, planning approaches, façade solutions, and building technologies.

    • Work with commercial, procurement, engineering, and construction teams to identify cost-effective design solutions.

    • Assess the long-term operational and maintenance implications of design alternatives.

    • Support management in making commercially sound architectural decisions.

  10. Sustainable Design

  • Integrate sustainable design principles into architectural planning and project development.

  • Promote energy efficiency, natural ventilation, daylight utilization, water conservation, efficient material selection, waste reduction, and environmentally responsible construction.

  • Evaluate opportunities for green building technologies and sustainable building systems.

  • Encourage climate-responsive and context-sensitive architectural solutions.

  • Consider lifecycle performance and long-term environmental impact during design development.

  1. Residential & Real Estate Development

  • Provide architectural leadership for residential apartment developments, condominiums, gated communities, villas, commercial buildings, office developments, retail spaces, and mixed-use projects.

  • Ensure that architectural planning responds to target-market requirements and customer expectations.

  • Optimize apartment layouts, circulation, common facilities, parking, amenities, service areas, and usable floor areas.

  • Support the development of marketable architectural concepts that enhance project identity and commercial value.

  • Collaborate with sales and marketing teams to ensure that architectural features are effectively reflected in project positioning and customer communication.

  1. Client & Stakeholder Management

  • Represent the architectural function in meetings with clients, investors, consultants, contractors, government authorities, and other stakeholders.

  • Understand stakeholder expectations and translate them into practical architectural solutions.

  • Present design concepts, project proposals, alternatives, and recommendations to senior management.

  • Manage design-related discussions professionally and resolve conflicts through evidence-based technical decisions.

  • Maintain strong professional relationships with external consultants and project partners.

  1. Consultant Management

  • Select, evaluate, brief, and coordinate external architectural and specialist consultants.

  • Prepare consultant scopes of work and technical requirements in coordination with management and procurement teams.

  • Review consultant deliverables for quality, completeness, accuracy, and compliance with project requirements.

  • Monitor consultant performance against agreed timelines and deliverables.

  • Provide technical direction and feedback to consultants throughout project development.

  1. Team Leadership & Mentoring

  • Lead, mentor, and develop the architectural team to achieve high professional and technical standards.

  • Allocate responsibilities based on project priorities, individual capabilities, and professional expertise.

  • Conduct design reviews and knowledge-sharing sessions for team members.

  • Encourage innovation, collaboration, accountability, and continuous professional development.

  • Support recruitment, performance evaluation, training, and succession planning within the architectural department.

  1. BIM & Digital Design

  • Promote effective use of BIM, CAD, 3D visualization, rendering, digital coordination, and other architectural technologies.

  • Establish appropriate BIM and digital documentation standards for projects.

  • Encourage integrated digital coordination among architecture, structure, MEP, and other disciplines.

  • Review BIM models and digital deliverables for coordination and design accuracy.

  • Promote technology-driven improvements in design development, documentation, visualization, and project management.

  1. Material & Specification Management

  • Review and approve architectural material selections, finishes, façade systems, fixtures, fittings, and design elements.

  • Develop or review architectural specifications and material schedules.

  • Evaluate material samples and technical data submitted by contractors and suppliers.

  • Ensure that selected materials satisfy quality, durability, aesthetic, performance, availability, and budget requirements.

  • Coordinate with procurement teams regarding approved architectural materials.

  1. Façade & Exterior Design

  • Lead the development and review of building façade concepts and exterior architectural treatments.

  • Ensure façade design reflects project identity while considering climate, durability, maintenance, energy performance, and constructability.

  • Review façade materials, systems, details, mock-ups, and specialist proposals.

  • Coordinate façade design with structural, MEP, waterproofing, and building-envelope requirements.
