Job Responsibilities:
∎ Construction and Project Management: It involves planning, budgeting, coordinating, and supervising construction projects from start to finish including Cost management, Contract administration, Health and safety management, Quality management.
∎ Project Management: It is Combination of Owner Representation, Asset Management. The incumbent will be responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope. They will also effectively monitor and present project updates to the Investment Committee, stakeholders, clients, or project team members.
∎ Stakeholders Management includes specifying the name and contact information of the property owner or management company for Meridian Kohinoor City, outline their responsibilities, including overall management, lease agreements, and financial matters.
∎ List the tenants, including the shopping mall, cineplex, food court, office and hotel. Describe each tenant's responsibilities, such as maintenance, rent, and compliance with the document.
∎ Facility Maintenance includes to oversee the maintenance and repair of all mall facilities, including escalators, elevators, HVAC systems, plumbing, electrical systems, lighting, and more.
∎ Develop and implement a preventive maintenance schedule to minimize downtime and maximize equipment lifespan.
∎ Coordinate with external contractors and service providers as needed for repairs and maintenance.
∎ Safety and Security Includes to ensure the safety of customers, employees, and tenants by maintaining a secure and hazard-free environment.
∎ Develop and implement safety protocols, emergency response plans, and security measures.
∎ Monitor and address safety and security issues promptly.
∎ Explain the security measures in place, including surveillance, access control, and response to security incidents.
∎ Ensure Fire compliance is ensured and regular safety drills/ other precautionary measures.
∎ Maintain liaison with security and other related government agencies to prevent and execute crisis.
∎ CCTV surveillance system and security measures in place to protect visitors and assets.
∎ Provide detailed emergency response plans, including fire drills, evacuation routes, and crisis management.
∎ Explain access control measures and procedures for granting or restricting access to certain areas.
∎ Budget Management including to prepare and manage the facility management budget, including operating and capital expenses. Identify cost-saving opportunities and make recommendations for cost-effective solutions. Monitor and control expenses to stay within budget.
∎ To ensure tenant relations, Foster positive relationships with mall tenants, addressing their facility-related needs and concerns. Work closely with tenants to understand their lease agreements and obligations regarding facility maintenance and improvement.
∎ To ensure dispute resolution, mediation and arbitration, explain the dispute resolution process, including mediation and arbitration procedures.
∎ Governing Law: Specify the jurisdiction and governing law that apply to the agreement
∎ To ensure environmental Sustainability, implement and promote sustainable practices and energy-efficient technologies to reduce the mall's environmental impact.
∎ Ensure compliance with environmental regulations and standards.
∎ To ensure vendor and supplier management, select, evaluate, and manage third-party vendors and suppliers to ensure the highest quality services at competitive prices.
∎ Negotiate contracts and service agreements.
∎ To ensure Regulatory Compliance and Law, compliance with all local, state, and federal regulations related to facility management and safety.
Additional Requirements:
∎ Proven experience in facility management, ideally in a shopping mall or large commercial property/Factory.
∎ Strong knowledge of building systems, maintenance, and safety regulations.
∎ Excellent project management and budgeting skills.
∎ Strong leadership and team management capabilities.
∎ Exceptional communication and interpersonal skills.
∎ Problem-solving and decision-making abilities.
∎ Proficiency in computer software for facility management and reporting.
