Responsibilities & Context: Equipment Management:
- Ensure all Electrical, Mechanical, and Engineering (EME) equipment (e.g., substation, generator, lift, pump, fire detection and protection system, ventilation system, CCTV systems, air conditioners, etc.) are in proper working condition through regular and periodic inspections.
- Monitor building systems such as plumbing, electrical, elevators, and fire safety systems to ensure smooth and uninterrupted operation.
- Troubleshoot, repair, calibrate, and maintain electrical instruments, testing equipment, and other critical systems.
- Investigate equipment failures to diagnose and resolve operational issues and recommend improvements.
Building Operations:
- Oversee the cleanliness, safety, security, and functionality of common areas, including lobbies, stairwells, community spaces, and outdoor areas.
- Conduct regular inspections to identify and address maintenance or repair needs across the building.
- Coordinate and oversee repairs, renovations, and general maintenance activities with contractors and vendors.
Financial Management:
- Prepare monthly electricity bills, verify service charge invoices, and ensure timely distribution to property owners.
- Collect service charges and deposit funds promptly into the bank.
- Track material and tool expenses and ensure cost-effective operations.
Staff Supervision:
- Monitor and manage personnel involved in building operations, including setting monthly duty rosters to maintain 24/7 operations.
- Provide emergency duty support as required by management.
Safety and Compliance:
- Establish and coordinate maintenance and safety procedures, service schedules, and the supply of materials necessary to maintain equipment in prescribed conditions.
- Ensure compliance with safety standards and readiness to handle emergencies on a 24/7 basis.
Additional Duties:
- Coordinate with relevant departments such as maintenance, utility, and civil engineering for smooth operations.
- Carry out any other duties as assigned by management.
